THE IMMERCIAL METHOD™ — COMPANY IMPLEMENTATION GUIDE

How organisations adopt and apply the global standard for MEP quantity surveying.

The Immercial Method™ provides a unified, structured and modern framework for delivering MEP commercial work to a consistent, high-quality standard.
To fully embed the Method, organisations must follow a clear internal adoption process that ensures quality, alignment, and governance at every stage.

This guide outlines the steps required for companies to integrate IMME templates, benchmarks, processes and best practice into their operations.


1. Appoint a Company IMME Lead

Every organisation should nominate an internal “IMME Lead” responsible for:

  • ensuring staff use the latest template versions

  • maintaining internal alignment

  • acting as the point of contact with Immercial

  • coordinating updates and training

  • embedding the IMME process sequence

  • ensuring quality of outputs

This person can be a senior QS, commercial manager, owner or director.

The IMME Lead is the internal guardian of the method.


2. Mandate the use of official IMME templates

The company should clearly state:

  • all staff must use IMME templates for relevant work

  • no local or legacy templates may replace IMME versions

  • all project setup must begin with IMME documents

  • the IMME Method™ sequence must be followed

This removes inconsistency and ensures universal adoption across teams.


3. Ensure staff download the latest versions ONLY

Companies must ensure:

  • staff do not keep outdated local copies

  • internal shared folders do not store templates

  • all downloads come directly from the Immercial website

  • old versions are deleted to prevent drift

This is essential for governance and consistency.


4. Preserve all IMME branding, watermarks and IDs

Companies must not remove or alter:

  • template names

  • template IDs

  • version numbers

  • watermarks

  • footer licence text

These items are part of the governance structure and ensure global recognisability.


5. Allow internal modifications — but with boundaries

Companies may adapt IMME templates for internal project-specific use, provided that:

  • IMME branding stays intact

  • modifications are not rebranded

  • adaptations are not shared externally

  • modified versions are not called “official IMME standards”

  • only internal use is permitted

This gives flexibility without diluting the Method.


6. Implement the full IMME workflow sequence

The Method is most effective when used in the designed order.

Organisations should clearly define the sequence for staff:

  • Enquiry → Clarifications → Take-Off → Cost Plan

  • Pricing Schedule → Tender Query → Tender Return

  • Levelling → Recommendation → Contract → EWN

  • Substantiation → AVCC → CVR

Using IMME templates in sequence ensures clarity, audit traceability and consistency.


7. Integrate IMME Benchmarks and Rates into internal workflows

Companies should verify that staff:

  • reference IMME benchmarks for clarity

  • use IMME schedule of rates as a baseline

  • are trained in applying benchmark decisions

  • record any deviations from IMME assumptions

8. Maintain internal quality checks against the Method

Directors should implement internal checks that ensure:

  • templates are correctly populated

  • assumptions are consistent

  • deliverables meet IMME clarity standards

  • the Method is being applied end-to-end

You decide the exact structure — but the check should exist.


9. Engage with Immercial for updates, improvements and feedback

Companies should:

  • encourage staff to submit feedback

  • participate in voting on new template versions

10. Ensure IMME IP is not publicly shared or commercialised

Directors must enforce that:

  • templates are not published externally

  • modified templates stay internal

  • IMME IP is not resold

  • no public uploads occur

  • AI platforms are not trained on IMME IP

This maintains the integrity and uniqueness of the Method.


11. Promote IMME-aligned communication internally

Adopting the Method is not only about documents — it’s about clarity.

Encourage staff to:

  • write with precision

  • state assumptions clearly

  • use IMME terminology

  • follow naming conventions

  • record quantities transparently

  • align with IMME structure in emails and reports

New QSs should be introduced to:
