THE IMMERCIAL METHOD™ — USER IMPLEMENTATION GUIDE

How every QS applies IMME IP with clarity, consistency and commercial excellence.

The Immercial Method™ exists to raise the global standard of MEP quantity surveying.
To achieve this, every user must follow a simple set of principles that ensure the work remains:

  • consistent

  • version-controlled

  • professional

  • traceable

  • aligned with the original intent of the method

These principles protect the integrity of the global standard while empowering you to deliver clearer, stronger commercial outcomes.

Below is the user guide for all IMME templates, benchmarks and resources.

1. Always work from the latest version

IMME templates are updated periodically as the Method evolves.

You must always download the latest version from the Immercial website.
Local copies, shared folders or old versions must not be reused.

This ensures:

  • consistent use worldwide

  • aligned learning and practice

  • fewer commercial discrepancies

  • standardisation across companies

  • accuracy for AI use (future integration)

2. Keep all IMME branding, IDs and version numbers visible

Do not remove:

  • template IDs

  • version numbers

  • watermarks

  • the footer licence text

  • the Immercial Method™ name

These markers allow:

  • clear identification

  • correct referencing

  • audit traceability

  • proof of authenticity

They protect the integrity of the Method and the work you produce.

3. You may adapt templates — but only internally

You can modify IMME templates for your own project or company use as long as:

  • the IMME branding remains

  • the modified version is not presented as an official IMME standard

  • the file is not shared publicly

  • the licence text stays intact

This lets you apply the templates to your real projects while preserving the Method’s integrity.

4. Follow the IMME process sequence

The templates are designed to be used in a specific order that mirrors the lifecycle of MEP commercial work.

For example:

  • Enquiry → Clarifications → Take-Off → Cost Plan → Pricing Schedule

  • Tender Query → Tender Return → Levelling → Recommendation

  • Contract → EWN → Substantiation → AVCC → CVR

Following the sequence ensures:

  • nothing is missed

  • no commercial gaps

  • transparent audit trails

  • consistent reporting

  • predictable outcomes

5. Use IMME Benchmarks and Rates as your primary reference

IMME benchmarks and schedule of rates are curated specifically for:

Where local data is unavailable, IMME rates and benchmarks act as your standardised baseline.

This prevents:

  • guesswork

  • inconsistent assumptions

6. Align all written outputs with the IMME standard of clarity

Every deliverable should reflect:

8. Do not share IMME IP publicly

You must not:

9. Never use IMME IP to train AI or upload to AI platforms

The IMME Licence prohibits training third-party or general-purpose AI using IMME IP.

Only Immercial’s own AI models (future IMME AI) are authorised.

This protects:

  • correctness

  • safety

  • data integrity

  • global consistency

Your work feeds into a unified intelligence, not fragmented AI models.
