Practical use of Immercial methods, systems and commercial resources.

This guide is intended for quantity surveyors, commercial managers, project professionals and authorised users applying the Immercial Method™ or associated IMME resources within their work.

The purpose is to help users understand how to work with Immercial-controlled methods, templates, benchmark information, QSOR, commercial systems and IMME AI in a consistent and professionally responsible way.

The Method provides structure.

It does not replace project knowledge, contractual understanding or professional judgement.

Use of IMME intellectual property remains subject to the current IMME Licence™, together with any project, employer, client or engagement-specific requirements that apply.

1. Start From the Current Controlled Source

Users should work from current information obtained through an official Immercial-controlled source.

This may include:

the Immercial website
the IMME Portal
authorised Immercial systems
controlled client-delivery channels
material issued directly by Immercial

Do not rely on superseded, unofficial or uncontrolled copies where current information is available.

Before beginning work, check that the relevant resource is appropriate to the task and that its version or status is understood.

2. Understand What the Method Is

The Immercial Method™ is a structured MEP commercial methodology.

It provides a framework through which commercial information can be progressively:

defined
structured
evidenced
reviewed
compared
controlled
reconciled

The Method connects relevant commercial stages rather than treating individual documents or activities as isolated tasks.

Users should understand the commercial purpose of each stage before applying the associated template, system or record.

3. Apply the Relevant Stages to the Project

Not every project or commercial issue requires the same level of administration.

Users should apply the relevant parts of the Method in a logical sequence suited to:

the project stage
procurement route
contractual position
scope of work
information available
commercial risk
required outcome

The objective is not to complete a fixed number of documents.

The objective is to maintain a clear and traceable commercial position.

4. Use Templates as Structured Tools

IMME templates support defined parts of the commercial process.

Before using a template:

understand what it is intended to control
confirm that it is relevant to the task
use the current controlled version
enter project-specific information accurately
make assumptions clear
retain appropriate source information
identify adaptations where required

Templates should support commercial thinking, not replace it.

A completed template is not automatically a correct commercial answer.

Its value depends on the quality of the information, evidence and judgement applied to it.

5. Preserve Version, Source & Identity

Official IMME resources may contain:

document or template IDs
version numbers
watermarks
copyright or licence information
Immercial Method™ branding

Where present, these identifiers should remain visible.

They help distinguish:

an official Immercial-controlled resource
an adapted internal working document
a project-specific output
a superseded or unofficial copy

Modified material must not be presented as an official Immercial issue unless expressly approved and issued as such by Immercial.

6. Record Assumptions Clearly

Commercial analysis is only as reliable as the assumptions behind it.

Where relevant, users should identify matters such as:

scope basis
exclusions
quantities
project stage
design status
programme
procurement assumptions
market conditions
specification
interfaces
information limitations

Assumptions should be clear enough for another competent reviewer to understand how the commercial position was reached.

Hidden assumptions create avoidable commercial risk.

7. Use Benchmark Information in Context

Immercial benchmark information is intended to support commercial analysis.

It should not be treated as a single universal answer.

Users should consider the relevance of factors including:

sector
project type
scale
location
date
programme
procurement route
specification
MEP scope
market conditions

A benchmark can provide a useful reference point.

Its relevance still requires professional interpretation.

Benchmark evidence supports judgement; it does not replace it.

8. Use QSOR & Rate Information Appropriately

QSOR and other controlled rate information may support assessment of specific MEP items and commercial positions.

When reviewing a rate, consider:

what the rate includes
what it excludes
the applicable unit
source and date
project context
specification
quantity
installation conditions
procurement basis
any relevant qualifications

Do not use a rate simply because it appears numerically convenient.

The basis behind the rate is as important as the rate itself.

9. Maintain Evidence & Traceability

A defensible commercial position should be capable of being followed back to its basis.

Where appropriate, retain or reference:

instructions
drawings
specifications
quantities
tender information
quotations
correspondence
benchmark evidence
rate information
assumptions
calculations
review comments

The level of evidence should be proportionate to the importance and risk of the issue.

Commercial traceability helps reduce disagreement and supports more effective review.

10. Keep Commercial Communication Connected

Where IMME systems provide structured communication, comments or clarification records, use them to keep discussion connected to the relevant commercial information.

Good commercial communication should be:

specific
evidence-based
traceable
professional
proportionate

Avoid creating unnecessary parallel records where an approved controlled system already provides the appropriate location for the information.

11. Use IMME AI as Specialist Support

IMME AI is a domain-specific support capability designed around relevant MEP, construction, quantity-surveying and Immercial knowledge.

Where authorised access is available, it may assist with:

retrieving relevant information
identifying applicable IMME processes
locating relevant templates or resources
structuring commercial information
interrogating benchmark or rate information
summarising controlled knowledge
supporting specialist review

IMME AI should not be treated as an autonomous commercial decision-maker.

It does not replace:

project-specific validation
contractual interpretation
evidence review
negotiation strategy
commercial recommendation
professional judgement

Users remain responsible for reviewing AI-supported information before relying upon it.

12. Do Not Use IMME IP to Train External AI

Immercial intellectual property must not be used to train, fine-tune or develop external or general-purpose AI systems unless expressly authorised by Immercial.

Users should not upload controlled IMME material to external AI tools where doing so would:

breach the IMME Licence™
compromise confidentiality
expose proprietary information
breach client or project requirements
create uncontrolled copies of Immercial IP

Where external AI tools are used for other legitimate purposes, users remain responsible for compliance with applicable confidentiality, information-security and contractual obligations.

13. Review Before Issuing

Before issuing or relying on a commercial output, users should consider whether it has received the level of review appropriate to its significance.

This may include checking:

project identity
version
scope
quantities
calculations
assumptions
supporting evidence
commercial logic
contractual context
completeness
conclusions
recommendations

Higher-risk matters may require senior or specialist review.

The fact that information has been generated through a controlled template, system or AI-supported process does not remove the requirement for review.

14. Treat Adaptations Clearly

Where the current IMME Licence™ or an engagement-specific agreement permits adaptation, users should make the status of the adapted material clear.

An adapted resource should not be represented as an unchanged official Immercial issue.

Where appropriate:

retain the original source reference
identify the adaptation
maintain version information
distinguish project-specific content from controlled base content

This protects both the user and Immercial by making provenance clear.

15. Respect Confidentiality & Project Controls

Project and client information should be handled in accordance with the relevant:

engagement terms
confidentiality requirements
information-security controls
client procedures
document-control requirements
legal obligations

Do not assume that access to an IMME resource automatically permits unrestricted use of the project information entered into it.

Project confidentiality remains project-specific.

16. Raise Gaps, Errors & Improvement Opportunities

If you identify:

an error
unclear terminology
a potential improvement
a missing resource
an inconsistency
a useful lesson from project experience

it may be raised with Immercial for consideration.

Feedback does not automatically change an official resource.

Immercial reviews proposed changes and determines whether an amendment should be made through the controlled version process.

17. Keep Your Knowledge Current

Users should maintain awareness of relevant updates to:

the Immercial Method™
controlled templates
IMME systems
benchmark information
QSOR
IMME AI
licence requirements
applicable governance guidance

The IMME Academy™ may provide additional structured learning and professional-development support.

Continued competence requires more than familiarity with a template.

It requires understanding the commercial reasoning behind it.

18. Know When Specialist Review Is Required

Users should recognise when an issue exceeds the appropriate limits of routine application.

Specialist review may be appropriate where matters involve:

significant commercial exposure
complex contractual interpretation
disputed variations
material tender qualifications
incomplete or conflicting evidence
major benchmark deviations
final-account disputes
unusual procurement arrangements
significant scope uncertainty

The Method can help structure the issue.

It does not remove the need to escalate matters requiring experienced professional judgement.

Practical User Workflow

A simple working approach is:

1. Confirm the commercial question
Be clear about the issue you are trying to resolve.

2. Identify the relevant IMME stage or resource
Use only the parts of the Method that are appropriate.

3. Gather the evidence
Do not begin with an answer and work backwards.

4. Record assumptions and limitations
Make the basis visible.

5. Use templates, benchmarks, QSOR or IMME AI where relevant
Use them as structured support.

6. Review the output
Check context, logic, evidence and completeness.

7. Apply professional judgement
Determine what the information means for the particular project.

8. Record the resulting commercial position
Keep the reasoning traceable.

The Principle

Good use of the Immercial Method™ is not demonstrated by completing the greatest number of templates.

It is demonstrated by producing commercial information that is:

clear, controlled, evidenced, traceable and professionally reviewed.
